When you see the 'for sale' sign go up on a neighbor's home, your main question is usually, 'What price are they selling for?'

Property value is the real crux of the matter, because a top-dollar sales price for your neighbor means that your investment remains sound. Were you aware that your property will increase in value along with your neighbor's, or drop in value if your neigbor's sale is a distress sale?

There is a new marketing concept to this area called 'staging a home for sale.' It is very similar to the costly preparations done by developers to their tract homes. Buyers believe what they perceive, so clear out the clutter and add to the curb appeal. This does not mean a lot of expense. Pruning plants, clearing driveways and adding a fresh coat of paint can work wonders. Pride-of-ownership neighborhoods indicate a safe investment and add to the property value. Poorly maintained homes have the reverse effect. Buying a home is a major investment, so protect that investment-your equity is like money in the bank. If there is a 'for sale' sign on your block, look around and see what you can do to help the seller get top value. Get other neighbors clued in to the importance of sustaining property values. You will all benefit in a more cohesive, friendly neighborhood and increased net worth.

Absentee owners who are renting should be advised. Usually they are notified by the listing Realtor about a new property on the market, but if you know the new address, and the owner has a very poorly maintained property, it is worth protection of the investment that such information be conveyed.

In my experience, many owners have expressed gratitude when I told them their homes were being abused by tenants. A lot of tenants were also happy when their landlords were made aware of property value and initiated some long-overdue improvements.

Pride of ownership can benefit all neighborhoods. It is your equity-protect it.
